The project is a renovation to an existing 20’s Spanish bungalow in Los Angeles.  The project site is steeply sloping.  The project was limited to 500sf addition to avoid permitting issues.  The final construction consists of 3 bedrooms, 3 baths. The planning goals were to create a casual space for family and friends creating a central focus at the kitchen, expanding a new bedroom / multi-function area below the original living space that focused on the exterior views.
